From start to finish, Modular Homes, Inc. works with you, assisting with the design of your new home, survey requirements, financial contracts and your building application.


Sit down with us and select your new home from our catalog of floor plans ranging from 900 square feet to over 6,000 square feet, or we can custom design a plan that’s just for you. Vaulted ceilings, custom kitchens, garden tubs, additional rooms and exciting exterior designs are a few of the ways that your modular home becomes truly customized, just the way you visualized it!

TIMELINE

1) Your site survey is one of the most important first steps. MHI can recommend a survey company that will prepare your survey quickly and accurately, plotting the house footprint, water supply and septic location. The survey company also has information about zonings, set backs and clearing restrictions that are essential for quick permit approvals.

2) While your survey is being prepared, we are working on final pricing, floor plans and details. At the end of this process you will receive a stamped and certified set of plans for your local building department. These plans include all floor plan details, electrical layout and complete elevations of your new home.

3) By now all pricing and floor plan details are complete and contracts are prepared for mortgage purposes, etc. If necessary, an appointment with a local architect is being setup. The architect will produce detailed drawings for anything the factory isn't building, such as foundations, porches, decks, stoops and steps.

4) The survey has been approved, sealed plans have arrived and the architect's drawings are finished. We're ready to apply for your building permit. MHI works with you every step of the way to ensure that all the necessary data is in order for a no problem permit approval.

5) While the building department in your home town is reviewing the application, MHI is working with you and your bank on financing. You will also be selecting all interior and exterior colors for your new home, counter tops, carpet, siding, roofing and other options.

6) Your survey company needs to stake out the property and foundation so that we can begin clearing your land. Some townships however, prohibit clearing until the permit has been approved. When your have your building permit approved, you are ready to order your new home.

7) The home will be ordered, foundation installed, inspected and backfilled.

8) Your new modular home is built inside a controlled environment in our factory, away from bad weather, preventing building delays and damaged materials. Expert craftsmen pay undivided attention to every detail of your home. Framing, drywall, electrical, plumbing, flooring and cabinetry are performed in our factory saving you valuable move-in time. Your new modular home travels through every step of the building process under the watchful eye of our quality control teams, maintaining the highest quality standards. Substantially completed, your new home is transported by a fleet of trucks to your home site; it is set on your foundation with a crane to ensure weather tightness, and secured all in one to two days. Utility hookups and finish carpentry are completed. Soon after, you and your family can move into your new modular home.
