For this package, we handle everything from soup to nuts*. We perform the site feasibility, obtain site permits, and undertake all site construction in preparation for delivery of your MHI Modular Home. We then deliver, set and secure your home. This is an excellent plan if you’re looking for the convenience and efficiency of working with a single company, plus the confidence of working directly with the designer, manufacturer, and installer (that’s us!).

Establish Feasibility of a Modular Home on Your Site

• Determine if site conditions are topographically suitable for your modular house (flat lots are best; hillside and slopes are workable, but challenging)

• Determine if site can accommodate delivery trucks and crane (you’ll need access roads, a flat staging area, and no overhead wires)

• Discuss with local agencies any construction restrictions at your location

Design Foundation and Utility Plans, Entry Sequence

• Decide the best configuration of your home on the site to determine entry sequence, plus maximize views and privacy

•  Customize foundation design to suit your site’s terrain and soil conditions

• Determine utility locations and draw plans for connecting these to your house

• Prepare drawings for local jurisdiction permits

Design Additional Site Features (Optional)

• Design and locate features: pool, spa, patio and detached garage

• Design and locate hardscapes, fences, and property walls

• Design landscapes

Obtain Site Permits

• Submit site drawings provided by CBI Modular Homes to local building department to obtain all necessary site permits (the house itself comes already permitted)

Undertake Site Work

• Prepare site for construction: build foundation, pull in utility lines and connections, prepare staging area for crane

• Perform all required and additionally requested site work

Deliver Home and Set on Foundation

• Have modules shipped to site

• Set modules on foundation with crane

• Bolt modules together

• Secure modules to the foundation

• Finish Installation

• Touch up walls, flooring, and roofing where modules connect Connect utilities within modules

* Excluded Items
• Survey - professional engineering and survey needed of lot.
• Demolition (if required) - demolition and removal of existing home, unless otherwise stated.
• Landscape/Hardscape (optional) - the planting of trees, shrubs, or grass as well as the installation of patios, retaining walls, and walkways etc.
